Curson Ave ADU garage conversion.

1920’s Spanish style garage in Mid-city Los Angeles converted to ADU. New slab and footings, framing, plumbing, electrical, gas, hvac, indoor air quality fan/erv, insulation, drywall, floors, kitchen and bath. Dual glazed steel windows were installed replicating the original windows and doors on the house. We had to keep half of the old structure otherwise the building would be considered new. By doing so the building could remain in it’s original grandfathered in location on the property line. This left enough space to comfortably place a pool beside the ADU despite this not being a particularly wide lot. However, saving half of the building frame complicated the process because we were required to hold the roof and walls up while removing and replacing the foundation underneath.

We also built new pergolas and patios and a barbecue area.
